Call to Order: 1:00 (met at 5303 Fen Oak building for a tour)

 

Approval of previous meeting minutes:  March 4, 2021

Discussion:

5303 Fen Oak Drive Site tour

Met John Walsh, the property rep, and toured the building.

Building was purchased for $5 million 6 years ago

Original tenants were DBT and ATC.  DBT moved out and ATC used entire building.

It is owned by 2 investors located in Eau Claire, WI

It is listed for $3.8 million now.  Investors have a $3 million mortgage

Roughly 33,000sf and we need about 36,000sf

Discussion about raising the roof height on one wing of building for delivery truck height and building addition onto one of side parking lots for garage.  Would lose about 24 parking spaces if an addition was needed.

Building was filled with nice office panels (cubicles) and u-shaped desks.  Blue carpet tiles, 50 parking spaces in front and 24 on two sides for a total of about 100 spaces.

Had showers in bathrooms, dishwasher in staff lounge, lots of windows, and heavy duty power to building.  Glassed in conference rooms, several private offices.  J. Walsh will send floor plans.

Dedicated wetlands behind building.  Cannot be built upon.

 

Shopko site

            Reviewed the space available on the land.

            Still interested and need more information on:

1.     Shopko

2.     5303 Fen Oak Drive

3.     Field across the street from 5303 Fen Oak building

4.     Wright Street

 

 

Next Meeting Date:  04/01/21 at 10:00 a.m.  Tentatively will meet on 03/17/2021 to tour buildings on Wright Street.
